How Much Should My Roof Replacement Cost in Georgia in 2026?

How much should my roof cost?

You’ve started looking for a new roof. Maybe you’ve experienced roof leaks, maybe your insurance company is letting you know to replace your roof to keep the coverage or you simply want to change your curb appeal. Whatever the case may be the biggest question you might have is how much should my roof cost.

Well, you’ve come to the right place. Our goal is to give you enough information so you can be an expert in the roofing industry just like any contractor. We will address how much the roof should cost, what material is used and how to vet out a good contractor. Without further ado let’s get right into it.

How much should it cost?

In this post we are going to focus on Class 3 Impact Shingles. What is a Class 3 shingle? Well I'm glad you asked! Asphalt shingles are not all the same. They are rated from Class 1 (Lowest) to Class 4 (Highest) and they are tested based on how much impact the shingle can resist. Class 3 shingles should be the bear minimum your contractor should install on your roof. If they opt into using anything else, that is just 1 of possible red flags that could cause issues on your roof.

The testing is called UL2218 impact testing. UL 2218 impact testing involves dropping various sized steel balls onto tested materials from different heights and evaluating whether there are any cracks on the back surface of the product. Products that withstand the impact of a 1.75-inch steel ball dropped from 17 feet receive a UL 2218 Class 3 rating while products that withstand the impact of a 2-inch steel ball dropped from 20 feet receive the highest rating, UL 2218 Class 4.

The average price for a Class 3 Impact Shingle roof replacement in the state of Georgia is between 400-500 a square. Now the measurement for a roof is not like measuring your flooring, sidewalk or concrete. It is measured in Squares(SQ) (A square is a 10 foot by 10 foot area that creates 100 sq. ft. Total area.) So instead of saying “my roof is 7000 sq. ft.” you would say “my roof is 70 sq.” This keeps measurements more precise and equates for waste, pitch of your roof and depending on the type of shingle you are using how much you will need to order.

What affects the price of my roof?

Biggest thing that affects how much your roof is going to cost is how many facets and what is the pitch of your roof.

Roofing facets is the different structural components of a roof that combine to form its overall form.

Roof pitch is the steepness or slope of a roof. It's usually described as a simple ratio: how many inches the roof rises vertically for every 12 inches it runs horizontally (for example, a 6:12 pitch means it rises 6 inches over a 12-inch horizontal distance).

The overall condition of your roof also plays a big part when replacing your roof (NEVER LET A CONTRACTOR INSTALL A LAYER OF SHINGLES ON TOP OF THE OLD ONE. THIS CAN CAUSE MOISTURE TO TRAP, CAUSING WAY MORE ISSUES LATER DOWN THE LINE). If you have moisture already seeping in you might need OSB or Plywood replacement. These issues can cause way more damage if not properly addressed. Most homeowners though, will fall into the 400-500 a square pricing.

Always ask your contractor how they came up with the price they gave you and what is included in the install. Not every contractor is the same! What should have been a 10,000 dollar roof replacement could cause you thousands more in repair just because you decided to go with the cheapest bid. Always vet out your contractor and at the end of this post, you will have everything you need to find the right shingle, choose the contractor and get yourself a new roof replacement!

How can my contractor give me a quote without ever measuring the roof with a measuring tape?

When it comes to roofing measurements, the technology contractors have at hand are limitless. From estimating how much material will be needing to exact pitch of your roofing facets, you are able to get an estimate in front of you within hours. sometimes within minutes! Most contractors will use, Roofr, Eagleview, Hover, or Rooforder. There are a few other measuring tools online but these are the most common.

What Class 3 Shingles should I use on my roof?

That is an excellent question. We are going to focus on three main components on what makes a shingle a good shingle.

Number 1: What warranty does the shingle offer.

This is probably the most frequently asked question we get. What is the warranty? There are two different warranties that should be offered by a contractor. A labor warranty and the manufacture warranty. A labor warranty is a warranty backed by the contractor. A manufacture warranty is backed directly by the manufacturer. Georgia State minimum requirement for labor warranty is 1 year. Good question to ask yourself what kind of backing do you want in case the roof is installed improperly? Does a one year give you a peace of mind about the contractor? Im asking you to really think about what is a good backing for you by your contractor. If you trust a one year warranty GREAT! If that is not enough for you, ask about warranty upgrades.

A good contractor will give you the ability to purchase an extended warranty if you want to. Both for labor and from the manufacturer.

Number 2: What manufacture do you want to use.

There are 7 major Asphalt shingle brands in Georgia as of 2026. This list is not in a ranking order

  1. GAF

  2. Owens Corning (OC)

  3. CertainTeed

  4. Atlas Roofing

  5. IKO North America

  6. Malarkey

  7. Tamko

These are the brands you as the homeowner should want to have installed on your roof. There is a thing in roofing called “seconds”. Seconds are Shingles that were taken off the warranty list because of manufacture defects. Contractors can still get them and install them on roofs. It won’t have any sort of backing by the manufacture and most contractors installing these type of materials will delete your number as soon as the install is done. You might be asking “Why would a contractor install seconds on my roof?” Well because they can save a ton of money and install your roof for cheaper. NOT EVERY CONTRACTOR IS THE SAME. There are some really good installers in Georgia and at the end of this post you will know what question to ask to make sure your roof is taken care of.

Number 3: Who is installing your shingle.

This is probably an obvious one but who is the contractor installing your shingle. You might choose the best shingle, the color that you like with manufacture warranty upgrades and get a sloppy contractor who installs it for you. Manufacture Warranty is only covered by proper installation of roofing accessories and shingles.

What makes a roofing contractor qualified?

  1. They know their installation process. A contractor should be willing to educate you before the install, during the install and after on what material is used and what a properly backed install should look like.

  2. They don’t hide from questions. An honest contractor will answer your questions head on. You as the homeowner should be willing to ask any questions especially when it comes to your home.

  3. They are willing to give you options. By this time you should know that your options are tied to just one manufacturer. There are multiple options out there for you and depending on what you want will reflect the type of roof you want.

To summarize how much should my roof cost in Georgia in 2026 is depends on a few factors but you should fall in the price of 400-500 a square if you are looking for a class 3 shingle. This post was to summarize what affects the price, what material is used and what to expect from a contractor. If you still have questions, feel free to contact us in regards to this post.

Stay Blessed!
